These 25 N.J. towns have the most Airbnbs. Here's what $100 a night gets you (2024)

In New Jersey,owners rent outmore than 14,000 homes, apartments, condos, tiny homes and other unitsonAirbnb.

Airbnbs have become soprominent throughout the state thatan Airbnb tax was passed in the latest budget. Starting Oct. 1, Airbnbs (and other similar short-term rental services) must collect the state's 6.625 percent sales tax and a 5 percent hotel occupancy fee.

While they are scattered throughout the state, the municipalities where New Jersey Airbnbs arebountifulcoincides with the Garden State's two biggest real estate selling points: the Jersey Shore and access into New York City.

Here are the 25 municipalities with the most Airbnbs in New Jersey, according to data provided by the company as of July 1:

25. Belmar

Number of Airbnbs: 95

What you can get for around $100 a night: Priced at $95 a night, this two-floor apartment in the Jersey Shore borough of Belmar has two bedrooms and one bathroom. Like many municipalities on this list, Belmar's appeal to Airbnb guests is itsproximity to the ocean. This apartment is six blocks from the beach.

24. Montclair

Number of Airbnbs: 98

Montclair is well-known as one of the premier New York City suburbs, and while there aren't as many options in Montclair as other popular extensions of Manhattan, there are still nearly 100.

What you can get for around $100 a night: A one-bedroom, one-bathroom house that can sleep four guests is available for $125 a night, according to its Airbnb listing.

23. Lavallette

Number of Airbnbs: 102

What you can get for $100 a night: Need to squeeze in 10 guests at a relatively cheap price? For $97 a night, this entire Lavallette town house is available on Airbnb.

22. Beach Haven

Number of Airbnbs: 122

What you can get for around $100 a night:A one-bedroom private guesthouse for $120 per night.

21. Asbury Park

Number of Airbnbs: 123

Surprisingly, Asbury Park, whichhas become the hottest Jersey Shore town in recent years in terms of its culinary and nightlife scene, is not higher on the list, but there are still options.

What you can get for around $100 a night: Rent an apartment in this multi-unit home that is four blocks from the beach.The Airbnb can sleep two guests.

20. Point Pleasant Beach

Number of Airbnbs: 125

What you can get for around $100 a night: Like many Jersey Shore Airbnb properties, this $80 apartmentadvertises that it is a "great location to enjoy the Shore." It has two bedrooms and one bathroom.

19. Toms River

Number of Airbnbs: 134

What you can get for around $100 a night: Visitors can rent a private room in a home that can sleep up to four guests and is only $49, according to its Airbnb listing.

18. Elizabeth

Number of Airbnbs: 143

What you can get for around $100 a night: Achic one-bedroom, one-bathroom apartment in Elizabeth is available for $95 a night. There is a New York City bus stop just steps from the apartment, according to the listing.

17. Wildwood Crest

Number of Airbnbs: 155

What you can get for around $100 a night:At $110 a night, people looking to stay in the Cape May County borough of Wildwood Crest can be just steps from the ocean. This Airbnb, which has one bedroom, one bathroom and can sleep four total, is a unit in theNassau Innmotel complex.

16. Ventnor City

Number of Airbnbs: 155

While it doesn't have the same name value as its neighbor, Atlantic City, Ventnor City is a popular Airbnb destination down the Jersey Shore.

What you can get for $100 a night: Guests can rent an entire house that can sleep up to eight for $109 per night, according to the listing of an Airbnb located one block from the beach.

15. North Wildwood

What you can get for $100 a night: Described as the "Wild Island Beach Bungalow,"this North Wildwood Airbnb that has two bedrooms and one bathroom is available for $89 a night.

14. North Bergen

Number of Airbnbs: 192

What you can get for around $100 a night:The first of more than a handful of Hudson County cities on this list, for $95 in North Begren, visitors looking for an affordable stay and easy access into Manhattan can rent out this entire apartment, which has just two bedrooms and one bathroom, but can sleep six.

What you can get for around $100 a night:In Seaside Heights, a $100 budget comes in the form of this two-bedroom, one-and-a-half bathroom cottage that is just two blocks to the ocean,according to its Airbnb listing.

12. Princeton

Number of Airbnbs: 222

In the city where New Jersey's most prestigious university is located, there a variety of Airbnbs to choose from.

What you can get for around $100 a night: Princeton visitors can stay ina three-bedroom, two-and-a-half bathroom house in the city'sWitherspoon-Jackson historic district.

What you can get for around $100 a night:A first-floor duplex that has two bedrooms, one bathroom and can sleep a total of five guests.

10. Cape May

Number of Airbnbs: 259

What you can get for around $100 a night: For visitors looking to experience New Jersey's best beach, this newly renovated Cape May home, which can sleep up to 12 people and is located in the marina district, is available for $112 per night.

9. Weehawken

Number of Airbnbs: 260

What you can get for around $100 a night: For $100 per night in Weehawken, the place where Aaron Burr and Alexander Hamilton famously dueled in 1804, guests can stay inthis "luxe" one-bedroom loft that is just 10 minutes to Manhattan by ferry.

8. West New York

What you can get for around $100 a night: In the town right next door to Weehawken, visitors can stay in West New York for just over $100 per night in a "modern apartment" that has a "true city feeling," according to the listing. It can sleep four guests.

7. Atlantic City

What you can get for around $100 a night: For those looking to enjoy the newly openedOcean Resort Casino or Hard Rock Hotel & Casino,a studio unit that can sleep three and is right on the boardwalk is available for $102 per night.

What you can get for around $100 a night: While some may controversially think Wildwood is the worst beach at the Jersey Shore, it still has a variety of Airbnb destinations. An example of what $100 can rent isa beach block condo that can sleep five guests. "The best value in Wildwood," the listing says.

For Airbnb guests in Newark, they will have to pay both the new state tax on Airbnbs (starting Oct. 1) and a 6 percent municipal tax the city passed in 2016.

What you can get for around $100 a night: In New Jersey's largest city, $100 per night can get visitors this town house, which has five beds total, in the Ironbound neighborhood of Newark.

Even though short-term rentals, like Airbnb units, have been banned in Union City since 2015, the densely populated Hudson County city has the fourth most Airbnbs in the state.

What you can get for around $100 a night: Located just two blocks from the Hoboken waterfront and minutes from Manhattan, this chic apartment in uptown Hoboken is priced at $115 per night, according to its listing. It has one bedroom and one bathroom.

Number of Airbnbs: 1,794

What you can get for around $100 a night:With nearly 1,800 Airbnbs to choose from, there are plenty of options with a $100-per-night budget. One example is a three-bedroom, two-bathroom apartment in downtown Ocean City. It can sleep seven guests.

Number of Airbnbs: 2,769

No real estate market has experienced a building craze over the last few years like Jersey City, and that means more opportunities for homeowners to rent out their units to outsiders looking to explore Manhattan.

Like Newark, there is an additional 6 percent tax on Airbnbs in Jersey City.

What you can get for around $100 a night:At $93 per night, visitors can rent a duplex that has two bedrooms, two bathrooms and can sleep six.The unit also offers free parking and is minutes to Manhattan via public transportation.
